Why Landlords Need a Gas Safety Certificate

All landlords must ensure that their properties have a valid Gas Safety Certificate. This certificate shows that an engineer has examined the safety of all gas appliances and flues in the premises.

All Gas Safe engineers carry a photo identification card, which you should ask to see prior to any work that is carried out at your property. The card demonstrates that the engineer is a member of the Gas Safe Register.

Safety Certificates

Gas safety certificates, also referred to by the acronym CP12, are official documents that verify the safety of your gas appliances. It is issued by a registered gas safe engineer and is an important legal requirement for landlords and the owners of B&Bs and hotels. To prevent dangerous accidents it is recommended that homeowners undergo a gas safety inspection performed by a certified tradesperson each year.

The CP12 can be used to verify the assessment of all gas appliances and equipment that are on your property by an experienced and certified engineer. They will review the critical information to determine if the appliance is functioning correctly and in accordance with the necessary safety protocols. They will also assess the safety of fireplaces and flues.

The engineer will then correct the issue and record it on the CP12. The engineer will then issue an updated version to confirm the safety of all gas equipment.

Gas Safety (Installation and Use) Regulations of 1998 stipulate that landlords must conduct annual inspections on their gas appliances that are not domestic and flues. Failure to do so could result in heavy penalties or fines.

During the inspection the engineer will test all appliances within the property and also their connections and flues. They will then assess the condition of the pipework and any other gas-related installations, like the boiler. They will also record their findings on the CP12 which must be handed out to tenants within 28 days from the date of the inspection.

Boats and leisure vehicles that are used for recreational purposes such as lodges and caravans, must be inspected regularly by a gas safe registered engineer to ensure they are in good functioning order. The engineer will inspect all gas appliances and equipment, and also the flues and connection points in the vehicle or vessel. They will then provide the owner with the "Landlord Gas Safety Record for Leisure Accommodation" or CP2.
